Management Philosophy

Our management philosophy is very pragmatic: determine the unique investment objective of each owner and strive on a daily basis to reach these objectives. In essence, we are partners with our clients and therefore our success is your success. We manage for investors from all over the United States as though the properties were our own. We pride ourselves in providing personalized quality management services.

Services Offered
The management services and reporting methodology we provide is tailor made to suit the property and the needs of our clients. Some owners prefer to have “hands on” involvement while others want us to take care of everything.

We do the following as part of our full service property management:

  • Source and select Tenants
  • Negotiate lease renewals.
  • Bill /Collect Tenant rent & Transaction Privilege Tax.
  • Inspect property and recommend rental rates
  • Negotiate lease agreements.
  • Arrange for payment of all operating expenses after obtaining owners’ approval for amounts ove redetermined limits.
  • Arrange property insurance.
  • Hire and supervise site staff, if required.
  • Communicate with Tenants as necessary.
  • Collect revenue & pay expenses from trust account.
  • Oversee owner approved renovations and upgrades to the property.
  • Attend to emergency issues.
  • Provide detailed monthly accounting statements to the owner.
  • Report on and review with owner any necessary capital repairs.
  • Arrange for property to be insured.

Effectively overseeing the work by service companies, collecting estimates for work, arranging repairs, buying supplies, and hiring appropriate professionals is essential in controlling costs and ensuring quality workmanship and maintenance of investment property. Over the years, we have developed an inventory of many qualified and reliable trades people, suppliers and professionals wanting to do business on a very competitive basis with Palo Verde Land and Investments property clients.
